NEGOTIATING THE SALES PRICE

In 2023, we saved money for our clients whenever possible.  For those clients for whom we were able to negotiate, we saved them an average of over $37,000 off the asking price.

  • On top of $170,000 in previous asking price reductions, we negotiated an additional $154,000 off the latest price for Gary and Janet.
  • We negotiated $50,000 off asking price for Pat and Joanna, representing over a 6% reduction.
  • After only 10 days on the market, we were able to negotiate $40,000 off the asking price for Katie and Scott. Their house appraised for $140,000 more than they paid.
  • We negotiated $39,000 off the $239,000 asking price for James and Mark, over a 14% reduction.
  • For Lori’s purchase, we were able to negotiate $35,000 off, a 10% reduction from asking price.
  • On top of over $195,000 in previous asking price reductions, we negotiated an additional $24,900 off asking price for Simone and Kevin.
  • After just 6 days on the market, we were able to negotiate $10,000 off for Abby.

NEGOTIATING REPAIRS

  • We obtained over $30,000 in concessions and repairs for Simone and Kevin, to go toward drainage, roof replacement, new sewer line, crawl space work and radon mitigation.
  • After the home inspection, we secured a $23,700 credit for Ann and David to address crawlspace insulation and vapor barrier, sewer line and other plumbing issues.
  • We negotiated $13,000 in repairs and credits for Amanda and Jon to address a sewer repair, drainage work and several other issues.
  • Jeremy and Kimberly agreed to buy their house as is to stand out against competing offers. After the home inspection, despite the as is provision, we secured $12,500 in concessions to address chimney and sewer line issues.
  • We obtained a $12,000 credit for Abby to use toward chimney, roof and electrical repairs.
  • We had the seller complete $7,200 in repairs for Joshua and Anna, including crawlspace excavation, framing work and a structural beam repair.
  • We secured a $7,000 credit for Allison to use toward electrical and roof repairs.
  • After the home inspection, we negotiated a $6,365 credit toward a future roof replacement for Stephen and Jessica.
  • We obtained a $6,353 credit for Monique and Kiran to address minor punch list items discovered during the home inspection.
